Accepting these terms
These Terms of Service ("Terms") are an agreement between you and Sell Fast Buyers Youngstown ("Sell Fast Buyers," "we," "us," or "our"). They govern your use of sellfastbuyersyoungstown.com (the "Site"), the forms on it, and any communication you have with us that begins through the Site.
By visiting the Site, submitting a form, or communicating with us in response to the Site, you agree to these Terms. If you do not agree, please do not use the Site or submit your information.
Who we are

Who may use this site
You may use the Site only if you are at least 18 years old and legally able to enter into a contract. By submitting a property to us, you represent that you are the owner of record, an heir or personal representative with authority over the property, or someone otherwise authorized to discuss its sale.
If you are submitting a property you do not own or control, tell us that when you contact us. We may decline to make an offer in any situation, for any lawful reason, or for no reason at all.
No legal, tax or financial advice
Everything on this Site is general information about how a cash sale typically works. It is not legal, tax, accounting, financial or real estate advice, and it is not a substitute for advice from a professional who knows your circumstances.
This matters most in the situations we deal with often: foreclosure, probate and inherited property, divorce, delinquent property taxes, code violations, liens and tenant-occupied rentals. Requesting a cash offer
When you submit the form, you are asking us to evaluate your property. There is no cost and no obligation. Typically we will:
- review recent sales of comparable homes in your area and the condition you describe;
- contact you to confirm details and, if useful, arrange a walkthrough; and
- provide a written cash offer, usually within 24 hours of receiving enough information.
Timeframes stated on the Site — including "offer within 24 hours" and "close in as few as 7 days" — are typical targets, not guarantees. Actual timing depends on the information you provide, property access, title condition, payoff figures, probate or court requirements, lien releases, tenant occupancy and third-party scheduling.
Offers are not binding until signed
Any number we give you — verbally, by text, by email or in a written offer document — is an invitation to negotiate, not a contract. No obligation exists on either side until you and we sign a written purchase agreement.
Before that agreement is signed, either side may walk away for any reason. An offer may also be withdrawn or revised if the property's condition differs from what was described, if title issues appear, if the property cannot be accessed, or if the offer's stated expiration passes.
Once a purchase agreement is signed, that agreement — not this page — controls the transaction, including price, contingencies, timing and how either party may terminate. If anything in a signed purchase agreement conflicts with these Terms, the purchase agreement wins.
Information you give us
You agree that the information you submit about yourself and the property is accurate and complete to the best of your knowledge, and that you have the right to share it. We rely on it to prepare an offer, so material errors or omissions — undisclosed damage, occupants, liens, ownership disputes or open permits — may cause an offer to be revised or withdrawn.
You are responsible for anything submitted through your device or from your contact details. Do not submit anyone else's personal information without their permission.
Calls, texts and emails
By submitting your phone number, you agree that Sell Fast Buyers Youngstown and the people working on our behalf may contact you at that number about your property and your request — including by phone call, text message, prerecorded or artificial voice message, and automated dialing technology — even if the number is on a state or federal Do Not Call list.
Consent to receive marketing calls or texts is not a condition of selling your house to us or of any purchase. You can always reach us instead by submitting the form and asking us to respond by email only.

If we schedule a walkthrough, you agree that you have the authority to grant access, that you will disclose known hazards, and that you will notify any tenants or occupants as required by their lease and by Ohio law.
A walkthrough is a general condition assessment for our own purchase decision. It is not a home inspection, appraisal or code compliance review, and you should not rely on it as one. We do not provide inspection reports and make no representation about the property's condition, value or habitability.
Site content and ownership
The Site and its content — text, layout, design, graphics, icons and code — are owned by Sell Fast Buyers Youngstown or our licensors and are protected by copyright, trademark and other laws. "Sell Fast Buyers Youngstown" and our branding are our marks.
You may view and print pages for your own personal, non-commercial use in considering a sale. You may not copy, republish, scrape, mirror, frame, sell or create derivative works from the Site, or use it to train a model or build a competing service, without our written permission.
Acceptable use
When using the Site, you agree not to:

We may suspend or block access to the Site, and decline to work with anyone, if we reasonably believe these rules have been broken.
Third-party services and links
Parts of the Site rely on third-party providers, including our website and form platform, hosting and analytics services. Their handling of your information is governed by their own terms and privacy practices.
The Site may link to third-party sites such as courts, county offices, title companies or housing resources. We do not control those sites and are not responsible for their content, accuracy or practices. A link is not an endorsement.
Disclaimer of warranties
The Site and its content are provided "as is" and "as available," without warranties of any kind, express or implied. To the fullest extent permitted by law, we disclaim the implied warranties of merchantability, fitness for a particular purpose, title and non-infringement.
We do not warrant that the Site will be uninterrupted, secure or error-free, that defects will be corrected, or that market data, timelines, neighborhood details, ZIP code lists or procedural descriptions on the Site are current, complete or accurate. Property values and market conditions change, and figures shown are illustrative rather than an appraisal or valuation of your property.
Some states do not allow certain warranty exclusions, so parts of this section may not apply to you.
Limitation of liability
To the fullest extent permitted by law, Sell Fast Buyers Youngstown and its owners, members, employees and contractors will not be liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost opportunity, lost data or loss of goodwill, arising out of or relating to your use of the Site — even if we have been advised that such damages are possible.
Our total liability for all claims relating to the Site or these Terms is limited to one hundred U.S. dollars ($100.00). This limit does not apply to obligations under a signed purchase agreement, which are governed by that agreement, and does not limit liability that cannot be limited under applicable law, including fraud or intentional misconduct.
Indemnification
You agree to defend, indemnify and hold harmless Sell Fast Buyers Youngstown and its owners, members, employees and contractors from any claims, damages, losses and reasonable attorneys' fees arising out of your use of the Site, your breach of these Terms, information you submit that turns out to be false or unauthorized, or your violation of any law or third-party right.
Governing law and disputes
These Terms are governed by the laws of the State of Ohio, without regard to its conflict of laws rules.
Before filing anything, please contact us and give us a fair chance to resolve the issue directly — most problems are solved faster that way. If we cannot resolve it, you and we agree that any dispute arising out of these Terms or the Site will be brought exclusively in the state or federal courts serving Mahoning County, Ohio, and both sides consent to the jurisdiction of those courts.
Any claim relating to the Site must be brought within one year after it arises, to the extent that limit is permitted by Ohio law.
Changes and general terms
We may update these Terms at any time. The version posted here, with the effective date at the top of the page, is the one that applies. Continuing to use the Site after an update means you accept the revised Terms, so it is worth checking this page before you submit a form.
If any provision is found unenforceable, the rest stays in effect and the unenforceable part is applied to the extent it can be. Our failure to enforce a provision is not a waiver of it. You may not assign these Terms; we may assign them in connection with a sale or reorganization of our business. Together with our Privacy Policy, these Terms are the entire agreement between us regarding the Site — a signed purchase agreement, where one exists, governs the transaction itself.
Nothing in these Terms limits your rights under the federal Fair Housing Act, the Ohio Fair Housing Law, or other consumer protection laws that cannot be waived by agreement.
