Privacy Policy

Effective date: September 9, 2026 Last updated: September 9, 2026 Applies to: sellfastbuyersyoungstown.com

The short version

  • We collect what you type into our form, basic technical data from your visit, and public property records about the address you submit.
  • We use it to prepare your cash offer and to follow up with you about it. That's the whole point of collecting it.
  • We share it with the people needed to close a deal — title companies, contractors, attorneys, our service providers — not with lead resellers.
  • We do not sell your personal information, and we never share your phone number or SMS consent with anyone for their own marketing.
  • You can opt out of texts, calls and emails at any time, and ask us to delete what we hold.

This summary is for convenience only. The numbered sections below are the policy that actually applies.

What this policy covers

This Privacy Policy explains how Sell Fast Buyers Youngstown ("Sell Fast Buyers," "we," "us," or "our") collects, uses, shares and protects information when you visit sellfastbuyersyoungstown.com (the "Site"), submit a form, or communicate with us about selling a property.

It applies to homeowners, heirs, landlords and anyone else who contacts us about a property in Youngstown, Warren, Boardman or the wider Mahoning Valley. It works alongside our Terms of Service. The Site is intended for people in the United States.

Information you give us

Most of what we hold is what you choose to tell us. Through the form or in follow-up conversation, that typically includes:

  • Contact details — your name, phone number and email address.
  • Property details — the address, condition, occupancy, approximate size and age, and any repairs or damage you describe.
  • Situation details — what you share about your timeline and circumstances, such as an inherited or probate property, a foreclosure date, a divorce, a relocation, tenants, back taxes, liens or code violations.
  • Ownership and transaction details — who is on title, approximate mortgage payoff or lien amounts, and preferred closing timing.
  • Anything else you send us — photos, documents, texts and emails.
Please don't send sensitive identifiers through the form. We do not ask for Social Security numbers, dates of birth, bank account or card numbers, or copies of government ID on this Site. If a signed transaction requires that information, the title company will collect it directly through their own secure process.

Information collected automatically

Like most websites, ours records limited technical information when you visit, including your IP address, general location inferred from it (usually city or region), browser and device type, operating system, referring page or search, the pages you view, and the dates and times of your visit.

We use this to keep the Site working, understand which pages homeowners find useful, and detect abuse or fraudulent form submissions. We do not use it to identify you personally unless you also submit the form.

Cookies and similar technologies

Cookies are small files stored by your browser. We and our providers may use:

  • Essential cookies that make the Site and the offer form function, including basic security and spam prevention.
  • Analytics cookies that tell us, in aggregate, how visitors reach and move through the Site.
  • Advertising cookies and pixels, if we are running ads, which let ad platforms measure results and show our ads to people who have visited the Site.

You can block or delete cookies in your browser settings, and most browsers offer a private browsing mode. Blocking essential cookies may keep the offer form from working properly. You can also opt out of interest-based advertising through the tools described in section 12.

Information from other sources

To evaluate a property and confirm we're speaking with someone authorized to sell it, we may look at information that is publicly available or licensed from data providers, including:

  • county auditor, recorder and treasurer records, including ownership, sale history, assessed value and tax status;
  • court records, such as foreclosure, probate and lien filings;
  • municipal code enforcement and permit records;
  • comparable sales and market data; and
  • contact and property data from commercial data providers, and referrals from people who pass along your information with your permission.

We combine that with what you tell us so the number we give you reflects the actual property.

How we use your information

We use the information described above to:

  • evaluate the property and prepare a written cash offer;
  • contact you about your request, answer questions and schedule a walkthrough;
  • negotiate, document and close a purchase, including working with title, escrow and lienholders;
  • send follow-up messages about your property or a future offer, until you opt out;
  • improve the Site and our service, and measure which marketing brings homeowners to us;
  • prevent fraud, abuse and spam submissions, and protect our rights; and
  • comply with legal, tax and recordkeeping obligations.

We do not use your information to make automated decisions that produce legal effects about you. A human reviews every property and writes every offer.

Text messages and phone calls

When you give us your phone number, you agree we may contact you by call and text about your property and your request, as described in our Terms of Service. Message frequency varies, and message and data rates may apply.

SMS consent is never shared. Your mobile number and your consent to receive text messages are not sold, rented or shared with third parties or affiliates for their own marketing purposes. We share your number only with the service providers who deliver messages on our behalf, and with the parties needed to close a transaction you have started with us.

Reply STOP to any text to stop receiving texts, or HELP for help. To stop calls, tell us on any call or reply to any message. Opting out of marketing does not stop messages required to complete a transaction already underway. Calls may be monitored or recorded for quality and training where permitted by law.

How we share your information

We share personal information only in these situations:

  • Service providers who work on our behalf — website and form hosting, CRM and messaging platforms, phone and email providers, analytics, and document signing. They may use your information only to provide services to us.
  • Transaction parties when a purchase moves forward — the title or escrow company, closing attorneys, surveyors, insurers, lienholders and mortgage servicers being paid off, and contractors or inspectors visiting the property.
  • Professional advisors such as our attorneys and accountants.
  • Partner buyers or assignees, where a purchase agreement is assigned or a partner participates in the purchase. Where this happens, they receive only what is needed for that transaction.
  • Legal and safety — when required by law, subpoena or court order, or to establish or defend legal claims, investigate fraud, or protect the rights and safety of any person.
  • Business transfer — if our business is sold, merged or reorganized, information may transfer as part of that transaction.

We do not share your information with lead aggregators, list brokers, or companies that would market unrelated products to you.

Selling and targeted advertising

We do not sell your personal information for money, and we have not done so in the past twelve months.

Some state privacy laws define "sale" and "sharing" broadly enough to include the use of advertising cookies and pixels that pass browsing data to ad platforms. If we run advertising on the Site, that activity could fall within those definitions. You can opt out by disabling advertising cookies in your browser, by using the industry opt-out tools listed in section 12, or by sending us the request in section 18.

We do not knowingly sell or share the personal information of anyone under 16.

How long we keep information

We keep information for as long as it serves the purpose it was collected for, and then as long as we need it for legal, tax or recordkeeping reasons.

  • Inquiries that don't lead to a sale — generally kept while we may still make you an offer, and afterward for a limited period to document consent and comply with communications rules.
  • Completed purchases — transaction and closing records are kept for the periods required by Ohio law, tax rules and our insurers, which is typically several years.
  • Opt-out records — we keep a minimal record of your opt-out indefinitely, so we can honor it. Asking us to delete everything else does not erase that suppression record.

How we protect information

We use reasonable administrative and technical safeguards, including encrypted connections to the Site, access limited to people who need it, and reputable service providers. No website, email system or method of storage is completely secure, and we cannot guarantee absolute security.

Watch out for wire fraud. Criminals target real estate closings by spoofing emails and sending fake wiring instructions. We will never email you a change to wiring instructions. Before sending funds, call the title company at a number you looked up independently and confirm the details by voice.

Your choices

  • Texts — reply STOP to any message.
  • Marketing emails — use the unsubscribe link, or ask us directly.
  • Calls — tell us on any call, or send us the request in section 18.
  • Cookies — block or delete them in your browser settings.
  • Interest-based ads — use the opt-out tools at optout.aboutads.info (Digital Advertising Alliance) and optout.networkadvertising.org (Network Advertising Initiative), and the ad settings inside individual platforms.
  • Access or deletion — ask us for a copy of what we hold about you, a correction, or deletion. We'll respond as described in section 13.

You are never required to give us any information. Not giving it simply means we can't prepare an offer.

State privacy rights

If you live in a state with a comprehensive consumer privacy law — including California, Colorado, Connecticut, Virginia, Utah, Texas, Oregon and others — you may have the right to:

  • know what personal information we have collected about you, and where it came from;
  • request a copy of it, or a portable version;
  • correct inaccurate information;
  • request deletion, subject to legal and recordkeeping exceptions;
  • opt out of sale, sharing or targeted advertising; and
  • not be discriminated against for exercising these rights. We will not give you a worse offer, or refuse to work with you, because you made a privacy request.

To make a request, contact us using section 18 and tell us which right you're exercising. We will verify your identity — usually by confirming details you already gave us — before acting, and we will respond within the time your state's law allows. An authorized agent may submit a request on your behalf with written permission. If we decline a request, you may ask us to reconsider, and California residents may appeal to the California Privacy Protection Agency or the Attorney General.

Ohio does not currently have a comprehensive consumer privacy law, but we extend these request options to everyone who contacts us, wherever you live.

Do Not Track and privacy signals

Browsers offer a "Do Not Track" setting, but there is still no common standard for how sites should respond, so the Site does not respond to those signals. Where required by law, we honor recognized opt-out preference signals such as Global Privacy Control (GPC) as a request to opt out of sale and targeted advertising for that browser.

Children's privacy

The Site is meant for adults selling property and is not directed to children. We do not knowingly collect personal information from anyone under 18. If you believe a child has submitted information to us, contact us and we will delete it.

Third-party sites

The Site may link to third parties such as county offices, courts, title companies or housing resources. Once you follow a link, their privacy practices apply, not ours. We don't control those sites and aren't responsible for their content or how they handle your information.

Changes to this policy

We may update this policy as our practices or the law change. The version posted here, with the effective date at the top, is the one that applies. If we make a significant change to how we use information you already gave us, we'll take reasonable steps to tell you. It's worth checking this page before submitting a form.
